The Executive Centre is a 7-story, 93,000 gross square feet office building, located at 200 East Court Street, Kankakee, IL |
| Parking |
Parking to accommodate 300 cars is south of the Executive Centre and on the corner of Schuyler Avenue and Merchant Street. |
| Construction |
Construction was completed November, 1993. |
| Ownership |
The Executive Centre is owned by Heritage Development & Construction, Inc. |
| Lease Term |
Tenants are offered a five year lease with first year rent established at $15.00 per square foot, with 2% annual increases. The base rate includes cost for common area janitorial service, heating, air conditioning and water utilities. The lease incorporates an expense stop provision to provide for extraordinary increases to the maintenance and operating costs of the Building. |

Atrium walls are enclosed with a window wall system of clear glass with gypsum board walls and spandrels in areas as shown on plan. |

Heavy-duty type hardware with chrome finish. 2' x 2' fire rated acoustical tile ceiling in suspended grid system with a 3/8" reveal. |

Computer monitored, electronic variable air volume system (VAV) with zoned thermostats that work in conjunction with electronic damper actuators to precisely maintain individual comfort temperature levels. |
| Common Area Plumbing |
Domestic cold water is supplied from the water system and distributed throughout the building. Fully automatic jockey pumps, are provided to adequately supply water pressure throughout the building. Domestic hot water supplied from water heaters with hot water recirculating system. Sanitary system extended from the toilet room fixtures and mechanical equipment to the sanitary sewer system. Storm water system provided to pipe all roof and area drains to the storm water system. |

Electrical service obtained from a pad-mount transformer at 120/208 volts, 3 phase, 4 wire with secondary metering. Secondary service lateral from transformer to service entrance switchboard will be underground. |

Adjacent suites are separated by sound insulated walls with metal studs spanning from floor structure to floor structure consisting of 5/8" fire rated gypsum board penetrating 6" above ceiling with the remainder consisting of wire mesh attached to the metal studs to provide security. Acoustic insulation in all walls surround offices and conference rooms.
