    Project Description

    Clock Tower Centre represents the most recent project of a larger renovation and restoration of downtown Kankakee. Located at the corner of Schuyler Avenue and Merchant Street and across from the Clock Tower Park, the completed restoration will transform the former Arcade Building into an aesthetically pleasing and functional professional and educational facility. The building sits adjacent to Clock Tower Plaza which will be immediately east of the Depot.

    In addition to providing professional office space, Clock Tower Centre will house educational programs for Governor’s State University and Kankakee Community College.

    The architectural details of the current façade and interior will be preserved while upgrading of infrastructure and replacement of all windows and elevators takes place. In this manner the character and history of the structure will be retained as functional amenities are improved. HDC will custom design the suites for all Clock Tower Centre tenants. The building will also include security for all stairways and elevators to control access to tenant suites as their needs dictate. A fully automatic sprinkler system for fire protection will be installed and all code requirements will be fully addressed.

    Project Description Clock Tower Centre is a 5-story, 54,542 gross square feet office building, located at 187 South Schuyler Avenue, Kankakee, IL
    Parking Parking to accommodate 454 cars will be located west of Clock Tower Centre with additional parking located in the City owned lot at the corner of Schuyler Avenue and Merchant Street.
    Construction Extensive remodeling of the building began in July of 2004 with completion anticipated by February, 2005.
    Ownership Clock Tower Centre is owned by Heritage Development & Construction, Inc.
    Lease Term Tenants will be offered a five-year lease with gross lease rate established at $13.00 - $14.00 per square foot. The base rate includes cost for common area janitorial service, heating, air conditioning and water utilities.
    Interior Design Tenants will meet individually with HDC’s design team to create a custom layout and interior decor for the office suite. These consultations are included as part of the comprehensive services offered by Heritage Development and Construction, Inc.
    Corridors Commercial grade carpet on floors with 4" cove base. Fire rated gypsum board with vinyl covering on walls. Solid core, hardwood veneer oak doors and door frames with stain and varnish. Heavy-duty type hardware with chrome finish. 2' x 2' fire rated acoustical tile ceiling in suspended grid system with a 3/8" reveal.
    Restrooms Restrooms will be completely remodeled to meet design, equipment and layout requirements of Illinois Accessibility Code.
    Conveying System Two new 2500 lb. capacity, 200 f.p.m. Thyssen- Krupp traction elevators with microprocessor based controls will be installed to meet all handicap accessibility codes.
    Stairs The two interior stairways will be modified to meet all fire safety codes. Fire rated, hollow metal doors and frames will be installed at all entrances to the stairways. All doors will have controlled access to provide security.
    Heating, Ventilating, A/C Heating and air conditioning systems will be modernized to include individual commercial units with zoned thermostatic controls.
    Lighting System Common area lights will be recessed fluorescent fixtures with prismatic lenses and incandescent accent lighting
    Fire Alarm System The fire alarm system will be updated to comply with local and national building code and the NFPA Life Safety Code.
    Fire Protection A fully automatic sprinkler system will be installed in accordance with local and national building code and the Life Safety Code.

    General Applications Wall Construction Common area walls will be sound insulated and span from floor structure to floor structure. Adjacent suites will be separated by sound insulated walls with metal studs spanning from floor structure to floor structure consisting of 5/8" fire rated gypsum board penetrating 6" above ceiling with the remainder consisting of wire mesh attached to the metal studs to provide security. Acoustic insulation in all walls will surround offices and conference rooms.
    Ceiling Finish Fire rated ceiling system will consist of a 2'x2' suspended grid and acoustical ceiling tile with a 3/8" reveal, per attached building standard.
    Doors Architectural oak: solid core, flush doors with hollow metal frames.
    Fire Protection Wet sprinkler system and smoke detectors will be installed as required by code.
    Heating, Ventilating, A/C Heating and air conditioning systems will be modernized to include individual units with zoned thermostatic controls.
